Remodeling and Additions for Newfields Homes

Newfields has two kinds of houses. Old Colonial and Federal homes sit close together in the village, on the hill above the Squamscott River. Newer homes, many from the 1990s, spread out on larger lots around the village.

In the village, new space is hard to find. Out on the larger lots, a 1990s house may have room to grow, but the kitchen and baths date from the year it was built.

Who we are and how we work

We are Persson Construction, a remodeler about 7 miles away in Greenland. For design, we work with Alyssa, a local designer, unless you already have one of your own.

Our way of working fits in three words: plan, price, build. We put planning ahead of everything else, because it cuts down the work later, once construction starts.

How a Newfields project comes together

It starts with a fit call: a talk about your house, your goals, and your budget. Chris then visits to see the house as it is, and a price range comes after that visit.

If we are a good match, you sign a Project Development Agreement and planning begins. Over one to three trade days, the subcontractors who will do the work price what they see in your house. Your construction proposal is built from their numbers.

Then we build with Cost Plus pricing: you pay what materials and subcontractors actually cost, plus our markup.

What we build in Newfields

A 1990s house with several rooms to redo is a good fit for whole-home remodeling. If you need more space, start with home additions. For a village home, our historic renovations begin with getting to know the frame, sills, and trim before anyone opens a wall.

We also handle kitchen remodeling and bathroom remodeling. If you have a project in mind, book a fit call and walk us through what you want to change.

Our Newfields Remodeling & Historic Renovations Services

Kitchen Remodeling

We remodel kitchens in the room you have, or add on when the room is too small. We plan each kitchen with the designer, then price it and build it.

Bathroom Remodeling

Primary baths, plus showers with a low curb or no curb at all. We also swap old Jacuzzi tubs for bigger showers.

Whole Home Remodeling

Two or more rooms done as one job, such as a kitchen and a bath. We plan and price the whole job before the build starts.

Home Additions

First-floor primary suites, bump-outs, and great rooms. We also build ADUs, like an apartment over a detached garage.

Historic Renovations

In a historic district, window sizes, siding, and trim come with rules we plan around. Many old houses outside the district need a lot of work too.

With Cost Plus pricing, you see the actual cost of materials and subcontractors, plus our markup.

Daily Logs and Photos

After you sign the build contract, you can follow the job in Buildertrend, our online portal. It has daily logs and photos of the work, and you get an update each week.

Newfields, Then and Now

Edward Hilton and his family settled Newfields in 1638, along an old trail on both sides of the Squamscott River. In 1727 it became a parish of Newmarket, and in 1849 it broke off as its own town, South Newmarket.

Dr. John Brodhead gave the town its library on the condition that it take the name Newfields, and in 1895 it did.

For years the town built ships, sawed lumber, cast iron, and tanned hides. Today the Newfields Country Store, Town Hall, and Paul Memorial Library line Main Street in the village. Residents still launch boats from the town landing on the river.

As of the 2020 Census, Newfields has 1,769 people on 7.3 square miles. The typical house was built in 1991, and about 37 percent were built in the 1990s. Nearly one in four homes dates to 1939 or earlier, and Census estimates count about 96 percent as owner-occupied.

Our Greenland office is about 7 miles from Newfields. The town borders Stratham, Exeter, Newmarket, and Epping, and we serve all four.

Newfields Remodeling & Historic Renovations FAQs

How big can an ADU be on a Newfields property?

Newfields lets you add one accessory dwelling unit, or ADU, to a single-family home. The unit has to measure between 625 and 950 square feet, with two bedrooms at most. The owner must live in the main house or the ADU.

The town also wants proof that your septic and water can carry a second household. Permits go through the Newfields Building Inspector. We check the plan against these rules from the start.

What changes if my Newfields home is near the Squamscott or the Piscassic?

Two sets of rules apply. The town’s shoreland district reaches 150 feet from the Squamscott and its tidal marsh, and 100 feet from the Piscassic and other brooks. The state’s protected shoreland rules go out 250 feet from tidal water.

A deck, a porch, or a new wing planned near the river may have to sit farther back from the water. We find where those lines fall before the plan is drawn.

Does it matter if my Newfields lot is on town sewer or a septic system?

Yes. The Newfields Sewer District runs along Main Street, Epping Road, and a few nearby streets. Outside it, most homes rely on their own septic system.

On sewer, a smaller village lot usually limits how far out an addition can go, since the Newfields Zoning Ordinance lets buildings cover only 25 percent of the lot. On septic, a new bedroom can mean checking whether the system is big enough. We look at both before any drawing is final.

How do I start a remodel on my Newfields home?

Call (603) 292-5901 or book a fit call on our contact page. Tell us what you hope to change and where the house is: on Main Street, out toward Piscassic Road, or near the river.
