Remodeling and Additions for Nottingham Homes
Nottingham is a wooded town of back roads and ponds, with Pawtuckaway Lake and its state park inside the town line. Most homes stand on their own lots, with some much older houses mixed in.
Many Nottingham houses went up in the 1990s and 2000s, so the kitchen, the baths, and the windows may all be due at once. On a lake lot, you may also want a bigger room that faces the water.
Planned with you and the designer
We partner with local designers. Persson Construction is a remodeler with an office in Greenland, about 15 miles east of Nottingham.
Every project moves in the same order: plan, then price, then build. Questions about the lot or the layout come up while there is still time to change the design.
From the first phone call to the build
The first talk is a fit call about your house, your goals, your budget, and your timing. After that, Chris visits to see the house and the lot as they are now.
When it looks like a match, we sign a Project Development Agreement and start planning. Trade days are part of that stage. On each one, the subcontractors who will do the work visit, usually one or two at a time, and price their part from what they see in your house.
Their prices go into a construction proposal. The build runs on Cost Plus pricing with open books, so you see the actual cost of materials and of each trade, plus our markup. You can follow along in Buildertrend through daily logs and photos.
The work we take on in Nottingham
If a house from the 1990s or 2000s needs a new kitchen, new baths, and new windows all at once, we plan and build it as one whole-home remodeling job. When the family needs more room, home additions can bring a first-floor primary suite or a great room. On a lake lot, we plan the addition around the water and the trees.
We also handle kitchen remodeling and bathroom remodeling. Our historic renovations suit the town’s oldest houses. Book a fit call when you are ready, and bring any questions about your lot.
Our Nottingham Remodeling & Historic Renovations Services
Kitchen Remodeling
We remodel kitchens in the room you have, or add on when the room is too small. We plan each kitchen with the designer, then price it and build it.
Bathroom Remodeling
Primary baths, plus showers with a low curb or no curb at all. We also swap old Jacuzzi tubs for bigger showers.
Whole Home Remodeling
Two or more rooms done as one job, such as a kitchen and a bath. We plan and price the whole job before the build starts.
Home Additions
First-floor primary suites, bump-outs, and great rooms. We also build ADUs, like an apartment over a detached garage.
Historic Renovations
In a historic district, window sizes, siding, and trim come with rules we plan around. Many old houses outside the district need a lot of work too.

Nottingham, Then and Now
Nottingham got its charter on May 10, 1722, and was named for Daniel Finch, the second Earl of Nottingham. Today the town covers about 46.5 square miles of land and 1.9 square miles of water, and its center lies where Route 152 meets Route 156.
Pawtuckaway Lake, about 784 acres, lies wholly inside the town. Pawtuckaway State Park, with its beach on the lake and trails out to a wide marsh, is on Mountain Road. Smaller waters like Nottingham Lake and North River Pond are in town as well.
The 2020 Census counted 5,229 people, up from 4,785 in 2010, and about 2,200 homes. Almost all of them are single-family houses, and more than nine in ten are lived in by their owners.
The typical house dates to 1989. More were built from 2000 to 2009 than in any other decade, and about one in twelve went up before 1940.
Nottingham’s neighbors include Barrington, Lee, and Epping, all towns we serve. Our office is in Greenland, about 15 miles east.
Nottingham Remodeling & Historic Renovations FAQs
What can I build on a lot near Pawtuckaway Lake or Nottingham Lake?
Both lakes are over 10 acres, so state protected shoreland rules apply to land within 250 feet of the water. Most new building, digging, or fill in that strip needs a state shoreland permit. It also needs a local permit from Nottingham’s building inspector.
On a lake lot, those limits can push a new room to the far side of the house or keep it smaller than you hoped. We find the 250-foot line on your lot early in planning, so the design starts from what the state allows.
Have you built near Nottingham?
Yes. Nottingham borders Barrington and Lee, and we have finished projects in both: an indoor pool house in Barrington and a garage with an ADU above it in Lee. Each project page shows how the job came together.
Can I clear trees on my wooded lot for an addition near the water?
Close to a lake or a large pond, cutting is limited. The state shoreland protection standards (RSA 483-B:9) control tree and brush removal inside the protected shoreland.
Ponds under 10 acres fall outside those state rules. We check which water your lot touches before the addition is placed. That way you know which trees can come down.
