Remodeling and Additions for Seabrook Homes
Seabrook is a beach town and a Route 1 town at once. Summer homes line the shore past the salt marsh. Family houses fill the streets near Lafayette Road, which is Route 1, and the land west of I-95 stays quiet.
A beach place built for summer may need insulation, heat, and a full kitchen before it works in January. Near Route 1, a 1970s or 1980s house may need its kitchen and baths redone.
The company you will work with in Seabrook
We are Persson Construction, a remodeler with an office in Greenland, about 10 miles north of Seabrook. We work with local designers and sit down with you and the designer to shape the plan.
Every job follows the same order: plan, price, build. Settling the plan for the house and the lot first means fewer problems turn up once the build begins.
From the fit call to the final walkthrough
Your first step is a fit call about the house, the changes you have in mind, your budget, and when you hope to start. Chris then comes to see the house in person.
If we suit each other, we sign a Project Development Agreement and start planning. That stage includes trade days, when the subcontractors who will do the work visit your Seabrook house and base their prices on what they find. Those prices shape the construction proposal.
The build itself runs on Cost Plus pricing. It is open-book, so you see the actual costs of materials and subcontractors, plus our markup.
While we build, Buildertrend gives you daily logs, photos, and weekly progress updates. At the end, we walk the house with you and then take care of the punch list, the last small fixes on the job.
What we build in Seabrook
When a 1970s or 1980s house needs work in several rooms at once, look at our whole-home remodeling. If your family has outgrown a newer house, our home additions page shows how we add space.
A beach place used all year may need a kitchen and baths built for daily use. That is where kitchen remodeling and bathroom remodeling come in. The oldest Seabrook homes, built before 1940, may call for historic renovations.
Every one of these starts with a fit call.
Our Seabrook Remodeling & Historic Renovations Services
Kitchen Remodeling
We remodel kitchens in the room you have, or add on when the room is too small. We plan each kitchen with the designer, then price it and build it.
Bathroom Remodeling
Primary baths, plus showers with a low curb or no curb at all. We also swap old Jacuzzi tubs for bigger showers.
Whole Home Remodeling
Two or more rooms done as one job, such as a kitchen and a bath. We plan and price the whole job before the build starts.
Home Additions
First-floor primary suites, bump-outs, and great rooms. We also build ADUs, like an apartment over a detached garage.
Historic Renovations
In a historic district, window sizes, siding, and trim come with rules we plan around. Many old houses outside the district need a lot of work too.

Seabrook, Then and Now
People settled here in 1638, when this land was still part of Hampton. Seabrook was later the south part of Hampton Falls until it became its own town in 1768. The town says the name comes from the many brooks that wind through its salt marshes to the sea.
Early families here farmed and fished, and the harbor still has a working fishing fleet. Most people live near Route 1, where the shops and town offices are. Salt marsh divides the beach on the east side from the rest of town, and the land west of I-95 is more rural.
The 2020 Census counted 8,401 people and 4,436 homes. The town’s master plan says the population swells to about 12,000 in summer. Census survey data shows the typical house was built in 1987.
About 27 percent of homes went up in the 1970s and 1980s, about 25 percent in the 2000s, and about 4 percent before 1940. About 72 percent of Seabrook homes are owner-occupied, close to half are single-family houses, and about 375 are kept for seasonal use.
Seabrook’s neighbors include Hampton Falls and Hampton, and Hampton is another town we serve. Our office is in Greenland, about 10 miles north.
Seabrook Remodeling & Historic Renovations FAQs
Do I get a building permit from the town or the Beach Village District in Seabrook?
It depends on where the house is. The Seabrook Beach Village District has its own building inspector, zoning rules, and Planning Board for the beach area.
Homes in the rest of town go through the Seabrook Building Department at 99 Lafayette Road. We confirm which office covers your address while we plan, so the permit drawings go to the right desk.
How do Seabrook's salt marsh and tidal water affect an addition?
Tidal water runs through Seabrook’s marsh and the Hampton-Seabrook estuary. State law treats land within 250 feet of the highest tide line as protected shoreland. Inside that strip, state rules limit some building work, and the NHDES shoreland program explains them.
We measure your lot against that line during planning, so the design starts inside the state’s rules.
Can a Seabrook summer house become a year-round home?
Turning a summer house into a full-time house can mean new insulation, a heating system, better windows, and a kitchen and baths built for daily use. When the job covers two or more of those, we plan and price it as one whole-home project.
